El Gouna sells lagoon and marina villas, has the deepest resale market on the coast and the strongest year-round rental demand. Soma Bay is golf and beachfront, larger plots, fewer transactions and a slower but higher-value market. Makadi Bay offers newer, smaller villas with private pools at lower entry prices. Sahl Hasheesh has beachfront villa clusters inside resort masterplans.

Running costs are the deciding factor

A private pool, garden irrigation and standalone maintenance push annual running costs well above an apartment's. Budget for pool servicing, landscaping, a caretaker if you are non-resident, and compound service charges assessed on plot area rather than built area in some communities.

Resale and rental reality

Villas take longer to resell than apartments — the buyer pool is smaller and largely international. They also earn well as whole-home holiday lets in high season, particularly in El Gouna, where four-bedroom homes with a pool let at a substantial premium over apartments.
