A resort apartment in Sahl Hasheesh, Makadi Bay or El Gouna comes with private beach access, pools, security and a managed rental pool — and an annual service charge of roughly €8–€18 per m². A city apartment in Al Kawther, Magawish or Village Road costs far less per m², carries a much smaller service charge, and rents to residents on annual contracts rather than to tourists by the night.
Holiday-let income is higher per night in the bays but seasonal; long-let income in the city is lower but close to year-round.
Studios run 35–50 m², one-bedrooms 55–80 m², two-bedrooms 90–130 m² and three-bedrooms 130–180 m². Egyptian off-plan is usually sold on built-up area including a share of common space, so ask for the net internal figure when comparing two units.
Finishing level changes the number materially: core-and-shell, semi-finished and fully finished-and-furnished can differ by €150–€400 per m² on the same floor plan.
Floor and lift provision, distance to the sea in metres rather than minutes, whether the sea view is protected by the masterplan or could be built out, the annual service charge and who collects it, and the registration status of the unit.
