Hurghada Marina reorganised the old harbour into a promenade that now works as the city's living room. In the evening it is the one place where residents, Gulf visitors and European owners occupy the same 800 metres.

For an owner this matters commercially. Apartments within a ten-minute walk of the marina let for roughly a fifth more per night than identical stock two kilometres inland, and they let across the shoulder season when the beach compounds go quiet.

The Red Sea shore here is not uniform. Sahl Hasheesh sits on a protected bay where the reef starts within swimming distance; El Gouna is engineered lagoons and calm water; Makadi shelves gently and suits families; Soma Bay's flats are among the best kitesurfing water in the world.

Match the water to the tenant. A kite school two hundred metres away fills a studio all winter; a reef shelf fills a three-bedroom with diving families in spring and autumn. Buying the wrong shoreline for your rental plan is the most common and most expensive mistake we correct.

Two figures decide a Hurghada purchase: price per square metre, which varies more than fourfold across thirteen districts, and realistic occupancy, which almost never matches the developer's brochure. We model both before you sign anything.

Then subtract the stack: annual service charge, furnishing amortised over five years, management fee, utilities between guests and a vacancy allowance. A 9% gross often lands at 6% net — which is still strong, but it should be a decision, not a surprise.
